PRE-LISTING:
- Initial Visit Home Tour: I will make a general visit to your home to make exterior measurements, review improvements, and visually inspect the home.
- Comparative Market Analysis & Absorption Rates: After my initial visit to your home, I will provide a computerized evaluation of the market value of your home based on comparable home sales and existing competition on the market.
- Pricing: It is important that we determine a mutually agreed upon price to best meet your value and time needs and to ensure that your house sells.
- Suggest Repairs/Changes & Staging: I will offer tips to help you prepare your home for sale.
- Pre- Listing Inspections: I will have your house inspected by a licensed home inspector to reduce your risk of any surprises when negotiating with a buyer and to make your transaction smoother. I will pay for these inspections as part of my service to you.
LISTING TO CONTRACT:
1. Initial List Date: Within 2 business days of the signed agreement: your listing is entered into Multiple Listing Service, a sign will be placed in your yard with a Multi-Lock Box on your door. I will also provide our front desk with instructions for showing and advertising will be scheduled with our marketing department.
2. Internet Advertising / Virtual Tours: Your listing with multiple digital pictures will show up on internet sites including www.livingintheboro.com, www.Realtor.com and www.RealTracs.com. I will place a “Virtual Tours” sign in your yard directing traffic to my website where prospective buyers can find additional information & a virtual tour of your home.
3. Buyer’s Guide To Your Home: I will prepare a packets & a notebook containing most information a buyer will want to know: boundary lines from the tax map, school information, utilities, homeowner’s association, pre-inspection information, contracts, etc. This information will give buyer’s the confidence to write a contract.
4. Brochures : I will create color brochures of your home with the Property Condition Disclosure available for each showings. 6.
5. All Showings: I will email or call Realtors for feedback on their showing of your home. I will follow-up weekly with a phone call and/or e-mail so we can discuss any feedback.
6. Monthly Market Updates: I will make an analysis of previous competition and look at new competition in your market.
7. Weekly Contact: I will call and/or e-mail you every week to keep you posted on what I am doing to market your home
CONTRACT TO CLOSE:
1. Contract Negotiation: In most cases I try to present offers at my office. My office provides the computer, copier, fax and forms that may be necessary. I will fill out a seller's net sheet to help you understand the bottom-line of an offer.
2. Calendar: I will provide you with a calendar highlighting the specific time lines up to closing as defined by the contract.
3. Inspections: If a buyer exercises their option for a home inspection as defined by the contract, I will keep you informed of the schedule and will follow up with the sales agent with any inspection contingency negotiations. I will also coordinate termite, septic and other inspections as necessary.
4. Appraisals: The appraiser will call my office to schedule the appraisal. I will keep in touch with the lender to make sure we know the house appraised for the contract purchase price.
5. Communication: While your house is under contract, I will follow up with all parties involved on a routine basis to ensure that the transaction is progressing in accordance with the terms and conditions of the contract. My job while your house is under contract is to make sure that all time frames are met and that if a problem comes up, you are informed immediately.
6. Closings: I will communicate all payoff information to the title company. The title company will create your settlement statement which I will review prior to closing. I will attend closing with you.
